A substantial $2 billion lease agreement between Ionic Digital and Nscale is poised to accelerate Texas's growth as a critical hub for AI and high-performance computing (HPC) infrastructure.

Announced in mid-October 2025, Nscale secured the entire capacity of Ionic Digital’s Cedarvale facility in Ward County through a 10-year, triple-net lease. This deal guarantees Ionic Digital stable, long-term revenue, allowing the company to monetize its established infrastructure rather than exclusively focusing on Bitcoin mining. Specifically, Nscale plans to deploy approximately 104,000 NVIDIA GB300 GPUs at the location to power Microsoft’s AI services, with provisions included for future power load expansion and capacity additions.
